비거주자/외국인/학생비자 호주 부동산 구입방법

학생비자로 장기거주를 하면서 렌트비가 아까우신분들 혹은 투자목적으로 구입하고 싶으신 분들 있으시죠. 그 분들을 위한 포스팅입니다. 먼저 말씀드리지만, 될 수있으면 영주권 취득후 구매하는 것이 정부지원금혜택과 비용측면에서 훨신 유리합니다. 

<비용목록>

1. Legal fees (conveyancer fee) will be between $1,500 and $3,000 depending on the complexity of your contracts. (only 부동산관련) 만약에 한인변호사나 법무사 통해서 할 경우 금액이 다를 수 있습니다.

2. Stamp duty(인지세): For NSW property that costs between $300,001 and $1 million, you will pay $8,990 plus $4.50 for every $100 you pay over $300,000. Stamp duty 는 주택가격에 따라 다르게 산정되며 각 주마다 다릅니다. 예시) a $650,000 property, stamp duty would end up costing $24,470.

3. Registration of title - you are required to register the title with the NSW state government for $75

4. Council Rates and Strata Fees - these commence from settlement. Allow for an extra $500 to $800.

5. FIRB Fee: 부동산 가격에 따라 상이

• $1 million or less: $5,600
• $1 million to $1,999,999: $11,300
• $2 million to $2,999,999: $22,700
• $3 million to $3,999,999: $34,000
• $4 million to $4,999,999: $45,400
• $5 million to $5,999,999: $56,700

 

 

<외국인 주택 구입방법>

1. 거주목적일 경우, You can only buy one established dwelling and it must be to live in, however you will be required to sell it once you do not live there anymore. 투자목적일 경우, 개정된 법률에 따라서 외국인은 새집에 한해서 구입할 수 있습니다. Under the new laws, non-resident buyers can only purchase new properties,

2. 학생비자 혹은 외국인 신분으로 부동산을 구입시, FIRB(Foreign Investment Review Board)라고 부르는 승인신청을 먼저해야하며 , 주택 구입 전에 미리 승인을 신청할 수는 없고 구입결정이 됐을 경우에 신청해야 합니다.

3. 같은 페이지에 FIRB guidance not 2 residential real estate – temporary residents 를 클릭해서 신청서를 작성할 수 있으며, 그 페이지에 첨부된 application checklist 를 바탕으로 신청서를 준비하셔야 합니다. A decision on your application is usually made within 30 days and you will be informed of that decision within 10 days

4. 보통 이 과정을 호주 한인 변호사나 법무사를 통해서 일정 비용을 내고 같이 진행하시는 분들이 많습니다.

5. FIRB 승인후 자금이 모두 마련되어있다면 그대로 보통은 부동산을 끼고 구입진행을 하시면 됩니다. 모든 서류진행은 앞서 언급한 법무사 conveyancer 와 같이 진행합니다.
